Patna Master Plan 80 m & 60 m Roads: Village-wise Route 2026
Short answer: the biggest road in the Patna Master Plan 2031 is the 80 m (about 262 ft) "central spine", running east–west through the southern contiguous urban area, with a drainage canal proposed down its middle. Next come 11 roads of 60 m (about 197 ft). The villages and localities they pass through are listed on pages 81 and 84 of the master plan report; the full list is below. These roads are still proposals: PMAA's web page describes the work as surveys and pillar-marking.
Land sellers in Patna often say "an 80 metre road is coming right next to it, the rate will double." Sometimes that's true, sometimes half true. And if the plot falls inside the road line itself, it's a problem, not a bonus. This guide gives you the road list from the master plan report, how to read the map, and the official update as of 25 October 2026. For the basics of the master plan, read Patna Master Plan 2031 explained first.
The four road levels in the Patna Master Plan
| Road | Width | Role | Report |
|---|---|---|---|
| Central spine (1st order) | 80 m ≈ 262 ft | East–west through the southern contiguous urban area; linked to NH 98, NH 83, NH 30 and NH 19; canal in the centre | pp. 78, 81 |
| Pocket outer road (2nd order) | 60 m ≈ 197 ft | Ring-like roads around the growth pockets; some with a canal alongside | pp. 78, 84 |
| Pocket major road (3rd order) | 45 m ≈ 148 ft | Links every urban node; grid of about 2.5 × 2.5 km | pp. 78, 86 |
| Pocket minor road (4th order) | 30.5 m ≈ 100 ft | Grid of about 1.5 × 1.5 km in every block | pp. 78, 87 |
Inside the Patna Municipal Corporation (PMC), separate road widths of 12.2, 18.3, 27.4, 30.5 and 36 m are proposed, keeping the proposals of the 1981 master plan (p. 78). Widening of existing roads is a separate list (Annexures 20–21); the next article in this series covers it.
Which villages will Patna's 80 m road pass through?
The master plan report (p. 81) lists these places for the 80 m central spine, in this order:
Nagwa → Reva → Shivala → Khedarpura → Nohsa → Khagaul (near AIIMS) → Nathupur → Sadallichak → Bhogipur → Bairiya → Illahi Bagh → Narayan Nagar → Dhaulpura → Mirchak Kothiya → Simli Murarpur → Chimo Chak → Sabalpur
The report shows two design options for its cross-section (pp. 80–81) and says the central canal is there to drain groundwater (p. 78). In a city that fears a repeat of the 2019 waterlogging every monsoon, that canal is a key part of this road.
Patna's 60 m roads: the full list
The report (p. 84) lists 11 alignments for the 60 m "pocket outer roads". Names are kept as spelled in the report:
| # | From → to | Via |
|---|---|---|
| 1 | Diara Govindpur (Fatuha) → Dariapur (Naubatpur block) | Bankaghat, Bazaar Samiti, Transport Nagar, NH-98, Anishabad, Badi Khagaul |
| 2 | Korji (Phulwari block) → Mehdava (Maner block) | Khagaul bus stop, Charakya Puri, RPS, Mathiapur, Chak Daud, Darweshpur Diara |
| 3 | Hasanchak (Bihta) → Bankaghat (Patna Municipal Corporation) | Makhdumpur, Muradpur, Nadiawan, Simra, Gopalpur, Khanpur, Punadih |
| 4 | Bankaghat (PMC) → Katesar (Bihta block) | Ganga Ghat, Lodipur, Maner Church, Maner Dargah, Rambad, Hasanchak, Anandpur, Bihta Chowk |
| 5 | Khaspur (Khagaul-Danapur block) → Nauhi (Naubatpur) | Milkipur, Painal, Sirichandpur, Tiskhora |

| 11 | Rasulpur Kurta (Fatuha) → Hasanpur (Daniawan) | Sonaru, Janarjanpur, Kolhar, Sarbahanpur, Sirampur, Badikewal |
Note: several names on the list (Anishabad, Rukanpura, Shastri Nagar, Raza Bazaar, Agamkuan) are already built-up areas. The report only gives "via" names; it doesn't say which khesra or which lane the road takes. For that you need the map and PMAA's survey (see below).
45 m and 30.5 m roads
The 45 m roads link the growth nodes: Maner to Bihta (3 segments), Maner to Danapur-Khagaul, Danapur-Khagaul to Phulwari, Bihta to Naubatpur, an internal ring road in Naubatpur, Naubatpur to Punpun, 4 horizontal and 2 vertical roads inside Punpun, Punpun to Fatuha, 2 ring-road segments in Fatuha, PMC to Fatuha, and PMC to Sampatchak (2 segments) (p. 86). The 30.5 m roads form a grid of about 1.5 × 1.5 km in every block (p. 87). More on these areas: buying a plot in Bihta, Naubatpur, Fatuha or Punpun.
What has the government done so far? (PMAA update)
The Patna Metropolitan Area Authority (PMAA) page "Development of Road Networks" says (checked 25 October 2026; the page carries no date):
- Drone survey: a total of 42.18 km of 80 m roads and 436.52 km of 60 m roads.
- Pillars and signboards: done on 10 km of the 80 m road as a pilot.
- 60 m roads: primary survey of about 63 km done with the Road Construction Department.
- The alignment of master plan roads has been reviewed against the survey map.
- RFPs for pillars and signboards on the 80 m and 60 m roads are under approval; for 45/30 m roads an RFP is planned "within one month".
So the road lines are being fixed on the ground, but this page gives no construction date and says nothing about land acquisition. If someone tells you "the road will be built next year", ask for it in writing.
Patliputra township villages have a different road plan
Villages in blocks such as Naubatpur, Punpun, Fatuha and Masaurhi that fall in the Patliputra Greenfield Satellite Township have their own Draft Development Plan 2047, with its own road network (draft, pp. 53–54, 64–66):
- Two 90 m axial roads (north–south and east–west)
- A 60 m ring road; SH-01 widened to 60 m; NH-31, NH-431 and NH-131G (township stretch) to 60 m
- 45 m and 30 m arterial roads dividing the township into sectors of about 1.25 × 1.25 km
- A 180 m corridor along the Amas–Darbhanga Expressway (NH-119D) inside the township
This is still a draft; objections closed on 15.10.2026 and the final plan may change. To see whether your village is in the township, check the Patliputra township village list.
A plot near the road: gain or risk?
| Situation | What it means |
|---|---|
| Plot beside a proposed road | Better access in future. The master plan proposes commercial hubs at the junctions of 80/60/45/30.5 m roads (p. 68). But the gain comes only when the road is actually built. |
| Plot inside the road line | On the map that land is meant for the road (transport use). The master plan says that until a zonal plan is made, development follows the master plan and no change of land use is allowed (p. 150). Getting a building plan approved on such a plot may be difficult. Ask PMAA in writing before you buy. |
| Shop-cum-house on a big road (mixed use) | In residential areas, mixed use is allowed on plots facing roads 40 ft wide or more; on a road of 30 m or more, a plot of at least 1,500 sq m can use up to 40% of built-up area for commercial (p. 134). 1,500 sq m is about 11.9 kattha. |
| Land in the green belt / urban agriculture zone | A road passing by doesn't change the zone. See can you build in Patna's green belt? |
How to check the road near your plot (step by step)
- Open the Master Plan 2031 report (PDF) on PMAA's website.
- Look at Map 23 "Proposed Road Network" (printed page 79, PDF page 93) and find your village or locality. Also check the plot's zone on Map 21 "Proposed Land Use" (p. 67).
- Search the lists above (pp. 81 and 84) for nearby names.
- At the site, look for PMAA pillars or signboards nearby, and if there are any, measure their distance from the plot.
- Send PMAA a written query with the khesra number, mauja and thana number (website: Public Services → Inquiry / Grievance). Keep a copy of the reply.
The master plan map is large-scale; it can't settle a boundary at the level of a field ridge. Use the map for a first idea, and decide on the government survey and a written reply.

What should you do? (our advice)
- Pay for proof, not for "the road is coming": the map, PMAA pillars, or a written reply.
- Don't buy a plot inside the road line until PMAA confirms its status in writing.
- Check the zone along with the road: residential, urban agriculture and township areas have different rules.
- Papers first: if the jamabandi, khatiyan and mutation aren't clean, the road won't help. See our plot buying guide for Patna.
- Check flood risk too: being near a big road doesn't make a plot flood-safe. See how to check a Patna plot for flood risk.
Patna 80 m and 60 m roads: frequently asked questions
- Where will Patna's 80 metre road pass?
According to the Master Plan 2031 report (p. 81): via Nagwa, Reva, Shivala, Khedarpura, Nohsa, Khagaul (near AIIMS), Nathupur, Sadallichak, Bhogipur, Bairiya, Illahi Bagh, Narayan Nagar, Dhaulpura, Mirchak Kothiya, Simli Murarpur, Chimo Chak and Sabalpur.
- How many 60 metre roads are in the Patna Master Plan?
Eleven. They are "pocket outer roads" running like rings around the growth pockets. The villages for each are on page 84 of the report; the full list is in the table above.
- How many feet is an 80 metre road?
80 m is about 262 ft, 60 m about 197 ft, 45 m about 148 ft and 30.5 m about 100 ft.
- Has construction of Patna's 80 metre road started?
PMAA's web page reports a drone survey (80 m roads: 42.18 km) and pilot pillars and signboards on 10 km. It gives no construction date (as of 25 October 2026).
- How do I know if my plot falls in a master plan road?
Check Map 23 (p. 79) of the master plan report, look for PMAA pillars nearby, and send PMAA a written query with the khesra and mauja. The map is large-scale, so decide on the written reply.
- Which big roads are proposed in Patliputra township?
The Draft Plan 2047 has two 90 m axial roads, a 60 m ring road, SH-01 and NH-31, NH-431 and NH-131G at 60 m, and 45 m and 30 m roads. It is a draft and can change.
This article is based on the Patna Master Plan 2031 report, the Draft Development Plan 2047 for Patliputra township, and PMAA's web page as checked on 25 October 2026. Village names are given as spelled in the report. The actual road line will be fixed by the government survey and zonal plans; confirm with PMAA before you buy.
