Patna Property News: Is Hafte Kya Badla (26–31 Oct 2026)

Good news if you own land near Sonepur or in another township area outside Patna: you can sell it again. But do not plan to build there yet.

Land deals reopen in 11 more satellite township areas

What happened: On 28 October the Bihar cabinet lifted the ban on buying, selling and transferring land in the proposed greenfield satellite township areas, with immediate effect. The Urban Development and Housing Department's press note, as reported, names 11 areas: Hariharnathpuram (Sonepur), Chhapra, Sitapuram (Sitamarhi), Kosi (Saharsa), Mithila (Darbhanga), Tirhut (Muzaffarpur), Vikramshila (Bhagalpur), Anga (Munger), Magadh (Gaya), Purnia and Dehri (Rohtas). The ban in the Patliputra township near Patna had already been lifted earlier. Once each township's development plan is notified, building and land development must follow that plan's land use and building rules. The same meeting approved a bigger Sonepur planning area for the township, an international airport, a film city and educational institutions. The new boundary has not been published yet.

What it means for you: If your land is in one of these areas, registry is possible again. Buying is allowed, but building is not safe until the township plan is out, because your plot may fall on a road or in a green area. If you are buying near Sonepur, ask the seller for a clean jamabandi and keep the deal papers ready. Do not trust any "airport-side plot" claim until the planning area map is published.

Study approved for underground roads in Patna

What happened: On 28 October the cabinet approved ₹18.21 crore for a feasibility study of an underground road network in Patna. The routes to be studied include R Block crossing to Kankarbagh and Dak Bungalow crossing to Patna Women's College. The study will check whether these routes can work. No decision to build has been taken.

What it means for you: Nothing changes on the ground yet. There is no final route, no land acquisition and no start date. If a seller or dealer says a flat or shop will gain value because "an underground road is coming", treat it as talk, not a fact. Buy on what exists today: road width, papers and the master plan.

Danapur registry office: sub-registrar suspended

What happened: The Prohibition, Excise and Registration Department suspended the sub-registrar of Danapur on 29 October. This follows a Vigilance case about assets beyond known income, registered in September. The allegations are still under investigation. Until further orders, the Fatuha sub-registrar holds additional charge of the Danapur office.

What it means for you: Registry at Danapur goes on. If your registry date is close, call the office a day before to confirm the time, as one officer now handles two offices. Pay only the stamp duty and registration fee shown on your e-challan, and keep every receipt. Never pay anyone "extra" to speed up a registry.

Questions

  1. Can I build a house on land in these township areas now?

Not safely yet. Buying and selling are open, but building must follow each township's development plan once it is notified. Wait for the plan and check your plot's land use first.

  2. Is land near the planned Sonepur airport a good buy now?

Be careful. The bigger Sonepur planning area was approved on 28 October, but its new boundary and project timelines are not published yet. Do not pay a premium on airport claims alone.

  3. Is the Patliputra township near Patna part of this decision?

No. Sale curbs in the Patliputra township were lifted earlier. The 28 October decision covers 11 other township areas, such as Sonepur, Chhapra and Gaya.
