Prem Parkash Yadav joined the Indian Air Force in 1990 and brings more than 36 years of service as a technical Warrant Officer. In that work, every inspection is done properly, every record is checked twice, and nothing is signed off on trust alone. He looks at land papers the same way.
Born in Chhapra and settled in Anisabad, Patna, he began in 2005 while searching for land for his own family. Countless site visits, khatiyan searches and trips to the anchal office taught him how land deals in Bihar really work — and where they go wrong. Soon relatives and friends were asking him to check land before they paid. Since then he has helped more than 25 families buy land and homes in Patna without disputes.
Today he leads PP Properties with one rule: he checks every property for you exactly as he would before buying it himself. That means tracing the khatiyan and vanshawali, matching jamabandi and names letter by letter, having the land measured with an amin against the map, and quietly asking the neighbours what the papers don't say.
“Buy only clean, dispute-free property — and go as deep into verification as you possibly can.”
“साफ़-सुथरी, बिना विवाद वाली प्रॉपर्टी ही लें — वेरिफ़िकेशन में जितना गहरा जा सकें, जाएँ।”
— Prem Parkash Yadav
What 36 years in the Air Force brings to your property deal
Postings across Bengaluru, Pune, Ambala, Delhi, Chennai, Siliguri and Guwahati — and the same habits on every file.
Inspection mindset
Years of technical inspection mean nothing is assumed. Every document, boundary and claim is checked against its source.
Deep history checks
He traces a property's full past — khatiyan, jamabandi, mutation (dakhil-kharij), old registries and vanshawali — to make sure it is free from any dispute, not just the latest paper the seller shows.
Coordination
Registry office, anchal office, DCLR office, courts and banks — he knows how to get each of them working together on your case.
Honest dealing
Decades of public dealing in uniform. Straight answers, even when the answer is “don't buy this one”.
