Price → registry cost → money from your own pocket → monthly EMI, in one place. For a plot, a house or a flat in Patna or anywhere in Bihar.
For a house costing up to ₹10 lakh, RBI lets the bank count stamp duty and registration in the cost, so the loan can cover part of the registry. Ask your bank.
Plot loan: not every bank gives one. RBI allows it only if you declare that you will build a house on the plot within the time the bank fixes. The bank sets the share it will lend and the rate for a plot, so confirm both before you pay a token.
Price + registry + other costs + interest over the full loan period (if you do not prepay).
Enter the price to see the cost.
The loan cannot be more than the price.
Registry: Stamp duty and registration fee at the Bihar rates in force since 18 June 2026, on the higher of price and MVR, plus a ₹500 scanning fee per document (11–20 pages). For a new flat it adds the builder agreement (2% stamp duty + ₹20,000 fee up to ₹5 crore) and, if you tick it, the bank mortgage deed (1% up to ₹20,000 + 2% up to ₹5,000).
Loan limit: RBI caps a home loan at 90% of the property cost for loans up to ₹30 lakh, 80% for loans above ₹30 lakh up to ₹75 lakh, and 75% above ₹75 lakh. Stamp duty and registration are not counted in the cost, except for homes up to ₹10 lakh. Your bank can lend less.
EMI: Standard reducing-balance formula: EMI = L × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where L is the loan, r the monthly rate (yearly rate ÷ 12 ÷ 100) and n the number of months.
Sources: Bihar Gazette notification No. 636 (18 June 2026) and the stamp duty and fee table of the Prohibition, Excise and Registration Department, Bihar; RBI Master Circular on Housing Finance (loan-to-value limits; stamp duty not part of the cost except for homes up to ₹10 lakh; plot loans).
With an 80% loan (₹40 lakh), you pay ₹10 lakh down payment + ₹4,50,000 registry (7% stamp duty + 2% fee, man to man) + ₹500 scanning fee = about ₹14.5 lakh, before deed writer, lawyer or bank charges. For a new flat with a registered builder agreement, add ₹1,20,500 more (2% stamp duty + ₹20,000 fee + scan).
Usually no. RBI tells banks not to count stamp duty, registration and documentation charges in the property cost. The only exception is a house costing up to ₹10 lakh. So keep the registry money ready yourself.
RBI caps it at 90% of the cost for loans up to ₹30 lakh, 80% for loans above ₹30 lakh up to ₹75 lakh, and 75% above ₹75 lakh. The bank can give less, depending on your income, its valuation and the papers.
It depends on the rate. At 8% a year it is about ₹33,458 a month; at 8.5% about ₹34,713; at 9% about ₹35,989. At 8.5% you pay about ₹43.3 lakh in interest over 20 years. These rates are only examples: type your bank's rate in the calculator.
Some banks give plot loans. RBI allows bank finance for a plot only if you declare that you will build a house on it within the period the bank sets. The bank decides how much it lends and at what rate, and its lawyer checks the plot papers first.
No, EMI is higher but total interest is much lower. A ₹40 lakh loan at 8.5% is about ₹34,713 a month for 20 years (₹43.3 lakh interest) and about ₹39,390 a month for 15 years (₹30.9 lakh interest).
