Bihta circle, CO contact, registry office and what the Master Plan really allows around this growth node.
Land in Bihta is handled by the Bihta circle (anchal) in Danapur sub-division. Bihta has its own sub-registry office, paperless since 17 August 2026. Patna Master Plan 2031 includes 80 revenue villages of Bihta block and names Bihta as one of the growth nodes with a proposed township — but the belt around growth nodes is urban agriculture (green belt), where house building is tightly limited. Bihta is not part of the Patliputra township special area.
"Bihta" on a brochure can mean the planned growth node or farmland in the urban agriculture belt. The zone decides whether you can build a normal house. Ask for the zone, and read our green belt guide.
Most plots here are cut from farmland. Conversion is no longer needed, but the zone rules still apply, and the plot must have its own khesra and a clear access road on paper.
Plots next to the Air Force station or cantonment land can face building restrictions. Ask before buying.
No development is allowed between a river and its embankment (conservation zone). For plots towards the Sone, ask which side of the bandh it is.
Brokers price plots on airport and ring road news. Check the project's current status yourself before paying a premium for it.
