How to Check Jamabandi, Khatiyan and LPC Online in Patna (2026)

Short answer: you can view the jamabandi of any land in Patna free, without logging in, at biharbhumi.bihar.gov.in → "जमाबंदी पंजी देखें" (View Jamabandi Register): choose district Patna, your circle (anchal) and mauza, then search by khata, khesra or name. Scanned khatiyan copies are on the Bhu-Abhilekh portal. An LPC (land possession certificate) is applied for online on Bihar Bhumi after logging in — but only once the land rent is paid up to date.

Whether you live in Patna or are buying from Pune, Bengaluru, Delhi or the Gulf, learn to run these checks yourself before buying a plot. They take about 15 minutes and protect you from the most common land frauds.

Khatiyan, jamabandi and LPC: what's the difference?

DocumentWhat it tells youWhere to get it
KhatiyanWho the land was recorded under at the survey — khata, khesra, area, land type. The "root" record.Bhu-Abhilekh portal (scanned copy), circle/district record room

Put simply: the khatiyan tells you where the land came from; the jamabandi tells you whose it is now. Sale deeds and mutations connect the two.

How to check jamabandi online for land in Patna (step by step)

  1. Open biharbhumi.bihar.gov.in and click "जमाबंदी पंजी देखें" (View Jamabandi Register). No login needed.
  2. Choose district Patna and your anchal (circle) — e.g. Danapur, Phulwari, Sampatchak, Punpun, Bihta, Naubatpur. Patna district has 23 circles; yours is written on the deed or rent receipt.
  3. Choose the halka and mauza (revenue village).
  4. Pick one search option: volume-page number, holder's name, khata number, khesra (plot) number, old jamabandi number or computerised jamabandi number — or list the whole register of the mauza by name.
  5. Enter the security code, click Search, then View next to the right jamabandi.

The portal's look changes from time to time; if a button label differs slightly, the sequence stays the same (checked 14 October 2026).

What does the online jamabandi show?

  • Holder's name, father's name and address
  • Khata, khesra, area and boundaries (chauhaddi)
  • Rent fixed and the year up to which it has been paid
  • Mutation cases that took area out of this jamabandi online since 2017-18
  • Any land mortgage recorded
  • Changes made at circle level
  • Cases pending in revenue courts

Mortgages and court cases appear only if they have been entered online. "Nothing shown" does not prove "nothing exists".

Area is in acres and decimals: converting to kattha

Government records usually give area in acres and decimals, while Patna deals are struck in kattha and dhur. A rough guide:

UnitEquals
1 acre100 decimal = 43,560 sq ft
1 decimal435.6 sq ft
1 kattha (Patna)about 3.125 decimal ≈ 1,361.25 sq ft = 20 dhur

The kattha varies a little by locality; always go by the area and square footage written in the deed.

Jamabandi not online, or has a mistake? What to do

Bihar's jamabandi registers were digitised and put online in 2017-18. Older jamabandis were typed in from handwritten registers, so errors in names, khata-khesra, area or rent are common. The fix is the Parimarjan Plus portal:

  • Error in name/father's name/address, khata-khesra, area, boundaries or rent → apply on Parimarjan Plus with evidence; the Circle Officer corrects it after inquiry.
  • An old jamabandi that is running (receipts are issued) but isn't online → apply on Parimarjan Plus to have the missed jamabandi digitised.
  • Jamabandi entered under the wrong mauza → this needs an offline application to the Circle Officer.

The key point for buyers: if the seller's jamabandi is not online, or doesn't carry the full area of the khesra being sold, your mutation will get stuck after registry. Get the seller to fix it through Parimarjan first, then close the deal. The Revenue Department's own FAQ says this. The full mutation process is in our dakhil-kharij (mutation) online guide.

How to get a khatiyan online (Bhu-Abhilekh portal)

  1. Open bhuabhilekh.bihar.gov.in and click Public Login.
  2. Log in with your mobile number (register first if you're new).
  3. Choose the document type and fill in district, circle, mauza, khata, khesra, party name, etc., then Search.
  4. Click View to see the scanned record.
  5. For a digitally signed (certified) copy, click Apply for Download Copy, select the pages, pay the fee shown and keep the receipt. Track it under "Track Application".

The portal offers cadastral and revisional khatiyans, revenue maps, jamabandi register copies, mutation registers and case records, settlement, ceiling, consolidation and measurement case records — though not every mauza's records may be scanned.

Old khatiyan in Kaithi script? Many old Patna khatiyans and deeds are in Kaithi. Bihar Bhumi links to a Kaithi document translation service. Village maps are on the Bhu-Naksha portal, and the department also offers doorstep delivery of revenue maps.

Khatiyan types (CS, RS, chakbandi), land types like gairmazarua, and the full download steps are in our khatiyan guide: download, meaning and types.

How to apply for an LPC (land possession certificate) online

  1. On Bihar Bhumi, click "ऑनलाइन एलपीसी आवेदन करें" (apply for LPC online) and log in with your mobile number (register if new).
  2. Choose district and circle and start a new LPC application.
  3. Find your jamabandi by halka, mauza and khata/khesra/name/jamabandi number and click Select.
  4. Rent must be up to date. If there are arrears, pay land rent online first — the LPC button only works after that.
  5. Fill in name, address and purpose, upload the self-declaration and any other evidence as a PDF, check the preview, click Final Submit and keep the acknowledgement.
  6. Track it under "LPC application status"; once approved, the certificate can be downloaded from there.

Banks often ask for an LPC when you take a loan against land. Ask your bank which format it needs.

How to pay land rent (bhu-lagan) online

Log in at bhulagan.bihar.gov.in, open your jamabandi by district, circle, halka, mauza and jamabandi details, check the dues and pay. The department lists net banking, UPI, cards and bank challan as options (check the portal for which banks). You get a receipt after successful payment. After buying, keep paying rent in your own name — it is everyday proof of your possession.

One more useful feature: on Bihar Bhumi you can switch on an SMS alert for any khesra. You'll get a message before any change such as a mutation is made on it. For landowners living outside Patna, this is essential.

What should you do? (our advice)

  • Before paying any token or advance, get the khata and khesra from the seller and check the jamabandi yourself. Don't rely on a screenshot the seller sends.
  • Match the details closely — father's name, area and boundaries too.
  • The online record is the first check, not the last. Original papers, physical possession, an amin's measurement and access road need a site visit — the full list is in our Patna plot buying guide.
  • Check the master plan zone too — see Patna Master Plan 2031 explained.
  • With an old khatiyan, Kaithi papers or a tangled family tree, get the papers checked by someone experienced.

Jamabandi, khatiyan and LPC: frequently asked questions

  1. How do I check the jamabandi of land in Patna online?

Open "जमाबंदी पंजी देखें" on biharbhumi.bihar.gov.in, choose district Patna, circle, halka and mauza, and search by khata, khesra, holder's name or jamabandi number. No login is needed.

  2. Is there a fee to view jamabandi online?

No, viewing the jamabandi register is free. A digitally signed copy of records such as the khatiyan from the Bhu-Abhilekh portal costs the fee shown on the portal.

  3. How do I download a khatiyan online in Bihar?

Log in on bhuabhilekh.bihar.gov.in through Public Login with your mobile number, then search by district, circle, mauza and khata/khesra. "View" shows the scan; "Apply for Download Copy" gets you a digitally signed copy after payment.

  4. Why can't I apply for an LPC online?

The most common reason is unpaid rent. According to the department, you cannot apply for an online LPC without up-to-date rent payment. Clear the dues on the Bhu-Lagan portal first.

  5. My jamabandi isn't showing online. What should I do?

Apply on the Parimarjan Plus portal with evidence. The Circle Officer puts a missed jamabandi online or corrects the error after inquiry. If it was entered under the wrong mauza, apply offline to the Circle Officer.

  6. What is the difference between an old and a new jamabandi?

Jamabandis from before online mutation began in 2017-18 were digitised from handwritten registers — these are "old". Those created automatically by online mutations since then are "new". Most errors are in old jamabandis.

  7. Is it safe to buy land just by checking the jamabandi online?

No. It is the first check only. You also need to check the chain of deeds, family tree, physical possession, measurement, access road and master plan zone.
