Patna Property News: Is Hafte Kya Badla (1–7 Nov 2026)
Thinking of a flat in Patna? New Housing Board flats are planned, but there is nothing to book yet. And one busy part of Bailey Road is about to become a work zone.
3,331 new flats planned at TV Tower and Bahadurpur colonies
What happened: On 2 November, NBCC (India) Ltd said it has signed agreements (MoUs) with Bihar government departments for four projects in Patna. Two of them rebuild Bihar State Housing Board colonies: Sector 5 near TV Tower and Sector 6 in Bahadurpur. Together they will have 3,331 flats for EWS, LIG, MIG and HIG buyers. Shops, gyms, a clubhouse and offices are also planned there. The other two are an IT tech park at Gardanibagh, and hotels and commercial space on Bailey Road. The Bailey Road site is Water Resources Department land. The tentative cost is about ₹2,000 crore, without GST. The money will come from selling and leasing the new space, not from the state budget. No start date or timeline has been announced.
What it means for you: These flats are not on sale yet. There is no price, no booking and no RERA registration so far. If anyone asks for booking money for an "NBCC flat in Bahadurpur" now, do not pay. When a project opens, check its RERA number on the RERA Bihar website first. Live in one of these colonies? Wait for the Housing Board's written notice before you sell, rent out or sign anything.

Next story: Bailey Road from Dak Bungalow to Rukanpura to be widened ↓Bailey Road from Dak Bungalow to Rukanpura to be widened
What happened: The Road Construction Department has picked an agency, Mother India, for a road widening. The stretch is Nehru Path (Bailey Road), from Dak Bungalow crossing to Rukanpura. The estimated cost is ₹29 crore. Work is set to start after Chhath, once the department gives its final administrative approval. The target is nine months. Electricity poles must be shifted and some trees removed; the Forest Department's NOC has not come yet. About two to three metres of land may be taken from the Golf Club, Maurya Lok and Kotwali police station premises. Their NOCs are also pending.
What it means for you: Expect months of traffic diversions on this stretch once work starts. For land, the reports name only the Golf Club, Maurya Lok and Kotwali police station premises. No private plot is named. If you are buying a shop or flat on Bailey Road, check the planned road width before you pay. Do not pay extra on "road is widening, price will double" talk.
