Bailey Road from Saguna More to J.P. Round About: which registry office, road widths and what to check before a token.
Checked by Prem Parkash Yadav · 30 October 2026
Bailey Road is one long road, but on the Registration Department's MVR portal (checked 30 October 2026) it is split between two registry offices. The Patna registry office lists Bailey Road Part-1 (594), Part-2 (595) and Part-3 (092). The Danapur registry office lists "Baily Road (Jagdev Path To Saguna)" (183). Which office handles your deed depends on the stretch your plot is on. Master Plan 2031 calls the road "Bailey Road (Pandit Nehru Path)" and measured it from 87.17 m near Saguna More down to 30.48 m near J.P. Round About. None of these names is in the Patliputra township village list.
The map is centred on the locality. It does not show area boundaries, plots or circle limits. Open bigger map → © OpenStreetMap contributors
Check where your plot sits. The part towards Saguna may fall under the Danapur office, the city side under the Patna office. Read the mohalla, thana number and circle on your papers, and confirm the office with your deed writer before you book a slot.
On Bailey Road the width changes from 87 m to 30 m along the way. Use the width in front of your plot, and the plot size, in the mixed-use table. Do not assume the full 40% on every stretch.
If the plot is at a junction where a 27.43 m link road is proposed, ask PMAA in writing whether the line touches it before you pay for corner or road premium.
Visit after heavy rain. The plan notes missing drainage near the Patna Canal and Saguna turning.
If the project is on more than 500 sq m of land or has more than 8 flats (all phases counted together), it must be registered with RERA Bihar. Search the project on the RERA site and match the builder, plot and approved map before you book.
It depends on the stretch. On the MVR portal (checked 30 October 2026) the Patna registry office (code 2800) lists Bailey Road Part-1, Part-2 and Part-3, and the Danapur registry office (code 2802) lists Baily Road (Jagdev Path To Saguna). Confirm the office for your mohalla with your deed writer.
Under the Patna office: Part-1 594, Part-2 595, Part-3 092. Under the Danapur office: Baily Road (Jagdev Path To Saguna) 183. We do not quote MVR rates on this page.
Master Plan 2031 measured 87.17 m from Saguna More to the Patna Canal, 66.45 m to the Dhanaut–Rukunpura boundary, 51.82 m to the Rukunpura Master Plan road, 45.72 m to Ashiana More and 30.48 m to J.P. Round About (PMP pp74–75).
Mixed use is permitted on plots on a road of 40 ft or more. The commercial share is 20% on a 12 m road with a 500 sq m plot, 30% on 18 m with 1,000 sq m and 40% on 30 m or more with 1,500 sq m (PMP Table 56, p134).
PMRCL's Corridor 1 lists stations named Saguna More, RPS More, Patliputra and Rukanpura, all marked in progress. Ask the PMRCL helpline, 155370, which station is nearest to your plot.
