Roads and rules around here

  • Widening: the plan lists Gola Road from Danapur Patna Road to Bailey Road for widening to 27.43 m (90 ft) (PMP Annexure 21, p257). It also lists a 27.43 m road west of Gola Road via Saguna Gram, adjacent to the cantonment, meeting Danapur Khagaul Road (PMP Annexure 20, p256). Where a widening line passes, that strip of your plot can be taken for the road.
  • Defence land: Danapur Cantonment area, which is under military control, may be regulated through land-use plans prepared by the competent defence authority (PMP p72).
  • The other Gola Roads appear in the plan's existing-road table: Bakarganj Gola Road (3.66–5.48 m wide) and Dariapur Gola Road (3.05–7.32 m) (PMP p73). They are narrow old-city lanes, not the Danapur road.
  • Mixed use: on a road of 40 ft or more, mixed use is permitted in a residential area. A 12 m road needs a 500 sq m plot (20% commercial); 18 m needs 1,000 sq m (30%); 30 m or more needs 1,500 sq m (40%) (PMP Table 56, p134).
  • Metro: PMRCL's Corridor 1 has stations named Danapur and Saguna More (in progress; PMRCL gives no date). PMRCL describes Danapur as the western end serving Danapur and nearby residential and defence areas. See Patna Metro route and status.

Check these before you pay a token

1Which Gola Road?

Patna has Gola Roads in the old city (Bakarganj, Dariapur, Nand Gola) and the one in Danapur. They fall under different registry offices. Read the mauza, mohalla, thana number and circle on your papers.

2Same MVR code in two offices

Code 419 exists under both the Patna office (Bakarganj Gola Road) and the Patna City office (Mehtar Toli Nand Gola). Before you work out registry cost, pick the office, circle and code together.

3Widening line before "road frontage"

If the plot faces Gola Road, ask PMAA in writing whether the 27.43 m widening line touches it before you pay extra for road frontage.

4Plot near the cantonment

Ask in writing whether any restriction applies on that strip, and who issues the map approval, before you pay the token. The plan says cantonment land is regulated by the defence authority.

5Flat in a project?

If the project is on more than 500 sq m of land or has more than 8 flats (all phases counted together), it must be registered with RERA Bihar. Search the project on the RERA site and match the builder, plot and approved map before you book.
