Kankarbagh Land Guide: Plot ya Flat Lene Se Pehle (2026)

Kankarbagh and Hanuman Nagar: which registry office, which MVR code, and what to check before a token.

Checked by Prem Parkash Yadav · 30 October 2026

Kankarbagh is a mohalla (locality), so its name alone does not decide your anchal. On the Registration Department's MVR portal (checked 30 October 2026), Kankarbag Part-1 (359), Part-2 (526), Part-3 (586), Part-4 (587) and Hanuman Nagar T (543) are all listed under the Patna registry office, circle "Patna" (Patna Sadar). Master Plan 2031 names Kankarbag Colony, Bahadurpur Colony and Hanuman Nagar among Patna's major Bihar Government housing colonies, and notes that the area beyond the housing board colony had no drainage system. No Patna Metro station carries the Kankarbagh name. None of these names is in the Patliputra township village list.

Colonies, drains and roads around here

  • Master Plan 2031 lists Kankarbag Colony, Bahadurpur Colony and Hanuman Nagar among Patna's major Bihar Government housing colonies. It adds that the Bihar State Housing Board built most major colonies, and that its aged flats may be redeveloped with permission, if the structural safety of the other flats is not affected (PMP p131).
  • On drainage, the plan says that in the southern zone the area west of Chiraiyatar and Karbigahia, and the unplanned development beyond the housing board colony in Kankarbagh, Bahadurpur and Hanuman Nagar, had no drainage system (PMP p104). Check how the plot or building handles heavy rain today.
  • Road proposal: an east–west road from Kankarbagh Housing Colony to the approach road of the Ganga Bridge, 27.43 m (90 ft) wide (PMP Annexure 21, p257). The plan gives no khesra or exact line.
  • Metro: on 2 July 2026 officials said the extension to Malahi Pakri should improve connectivity for Rajendra Nagar, Kankarbagh and nearby localities (news report). PMRCL's own lists have no Kankarbagh station: see Patna Metro route and status.

Check these before you pay a token

1Part number and thana, not the colony name

Kankarbagh has four MVR parts, and Hanuman Nagar is listed separately. Read the mohalla, thana number and circle on the khatiyan, jamabandi and latest lagan receipt, then match the right MVR part before you work out the registry cost.

2Housing Board flat or plot?

In a Bihar State Housing Board colony, ask for the allotment letter, any lease or transfer conditions and the full chain of deeds. For an aged flat, ask whether redevelopment is planned for that block.

3Waterlogging

Visit after heavy rain. The plan notes missing drainage beyond the housing board colony. Compare the road and drain level with the plot, or with the ground floor and parking of the building.

4Flat in a project?

If the project is on more than 500 sq m of land or has more than 8 flats (all phases counted together), it must be registered with RERA Bihar. Search the project on the RERA site and match the builder, plot and approved map before you book.

5"Metro station nearby"

No station carries the Kankarbagh name. Ask the broker for the exact PMRCL station name and its stage: open, closed or being built. Do not pay a "metro premium" for a station that is still under construction.
