Anisabad, Gardanibagh, Kisan Colony and Beur: which anchal, which registry office, and what to check before a token.

Anisabad, Gardanibagh, Kisan Colony and Beur are mohallas (localities), and the mohalla name alone does not tell you the anchal. On the Registration Department's MVR portal (checked 27 October 2026) all of them are listed under the Patna registry office, circle "Patna" (Patna Sadar): Anisa Bad (099 and 116), Gardani Bag (101), Beur (106), Nageshwar Colony (Beur Area) (112), Kisan Colony (113) and Chitkohra (114). But the name "Beur" also belongs to a revenue village (thana no. 33) in Phulwari Sharif circle on Bhu Naksha. So the circle and thana number written on your papers decide where your work goes, not the mohalla name. None of these names is in the Patliputra township village list.
Read the circle, mauza/mohalla and thana number on the khatiyan, jamabandi and latest lagan receipt. "Beur" can mean the Patna-circle mohalla (MVR code 106) or the Phulwari-circle village (thana 33) — the office, the CO and the MVR rate all change with it.
If the project is on more than 500 sq m of land or has more than 8 flats (all phases counted together), it must be registered with RERA Bihar. Search the project on the RERA site and match the builder, plot and approved map before you book.
Visit after heavy rain. Look at the road and drain level against the plot or the building's ground floor and parking.
The Anisabad–Didarganj project was only sent to the Cabinet (1 Oct 2026). Don't pay a "road premium" on that promise, and don't assume which plots it will touch.
In a government-built colony the house may come with allotment or lease conditions. Ask for the allotment letter and any transfer permission along with the chain of deeds.
On the MVR portal of the Registration Department (checked 27 October 2026), Anisa Bad (codes 099 and 116), Gardani Bag, Kisan Colony and Beur are listed under the Patna registry office in circle "Patna", i.e. Patna Sadar. Your papers decide in the end: read the circle and thana number on the jamabandi or lagan receipt.
The name appears twice. The Beur mohalla (MVR code 106) and Nageshwar Colony (Beur Area) are listed under the Patna circle. Bhu Naksha also has a revenue village "वेउर" (Beur), thana no. 33, in Phulwari Sharif circle. Match the thana number on your khatiyan.

The MVR portal lists these mohallas under the Patna registry office (code 2800). The District Registry Office, Patna went paperless on 17 August 2026. Confirm the office with your deed writer before booking a slot.
Not as of 27 October 2026, as far as we can see. On 1 October 2026 Union Minister Nitin Gadkari said the 13.4 km, ₹8,500 crore proposal had been sent to the Cabinet (PTI). Treat it as a proposal.
