The proposed 80 m central road with a drainage canal passes villages including Nohsa and Khagaul "near AIIMS" (PMP p81).
A 45 m Danapur–Phulwari road is proposed (PMP p85–87).
The plan (2016) noted that the area south of the railway line up to Phulwari had no drainage network, in a city that sits below the Ganga flood level (PMP p102–104). Waterlogging is a real check here.

If the mauza is Chihut, Tarwan, Mahbano, Sakraicha, Dhanuki, Adhpa, Nizampur or Abupur Lodipur, the plot is in the township special area: you can buy, but not build till 30 March 2027.

2Waterlogging

Visit after heavy rain, ask neighbours, and check the road and drain level against the plot. Filling costs can change the real price a lot.

3"Below market rate" offers

A cheap price is the usual bait in fake-seller and double-sale cases. Match the seller with the jamabandi and check the encumbrance before any token.
