Land in Sampatchak is handled by the Sampatchak circle (anchal) in Patna Sadar sub-division. Sampatchak has its own sub-registry office, one of the first two in Patna to go paperless (18 July 2026). Patna Master Plan 2031 includes 38 villages of Sampatchak block, and marks a landfill site at Ramachak-Bairiya (80.5 acres) here. 10 villages of Sampatchak block are in the Patliputra township special area, where construction is barred till 30 March 2027.

The plan's landfill site is at Ramachak-Bairiya, Sampatchak (80.5 acres) (PMP p107).
A 45 m PMC–Sampatchak road is proposed (PMP p85–87).
Patna sits below the Ganga's high flood level, and the plan describes the land south of the railway line as saucer-shaped and prone to waterlogging (PMP p102–104).
Inside the 10 township villages, the draft township plan overrides Master Plan 2031.

Find out how far the plot is from the Ramachak-Bairiya landfill site. Smell, trucks and groundwater matter for a home.

3Waterlogging

Visit after heavy rain, ask neighbours, and compare the road and drain level with the plot. Filling costs can change the real price a lot.

4Paperless registry
