Stamp duty and fees for land, a house or a flat anywhere in Bihar, at the rates since 18 June 2026.
Rates checked: 18 October 2026
The fee table does not say whether the stamp duty paid on the builder agreement is adjusted at the sale deed. This calculator adds both in full, so treat the total as the upper limit and ask your sub-registry office. GST, parking and maintenance deposits are not registry charges.
Enter the deal price to see the cost.
Not included: deed writer (katib) or lawyer charges, which are agreed privately. Ask for them in writing before the registry day.
Buying in joint names (e.g. husband and wife)? The notification lists only "man to woman" and "any other case". Ask your sub-registry office which rate applies and get it in writing.

Source: Bihar Gazette notification No. 636 (18 June 2026) for stamp duty, and the stamp duty and fee table of the Prohibition, Excise and Registration Department, Government of Bihar. No change to the registration fee was found up to 18 October 2026.
Since 18 June 2026, a sale deed in Bihar costs 7% stamp duty + 2% registration fee = 9%. When a man sells to a woman it is 6.6% + 1.9% = 8.5%, and when a woman sells to a man it is 7% + 2.1% = 9.1%.
On whichever is higher. If the MVR value of the property is more than the price in the deed, stamp duty and the fee are charged on the MVR value.
If the MVR value is below ₹40 lakh, a man-to-man sale costs ₹2,80,000 stamp duty + ₹80,000 fee = ₹3,60,000, plus the scanning fee. Man to woman it is ₹3,40,000.
The sale deed of a flat costs the same as land: 7% stamp duty + 2% fee = 9% on the deal price or MVR value, whichever is higher. On a ₹50 lakh flat (MVR lower) that is ₹4,50,000 man to man, or ₹4,25,000 man to woman. If the builder agreement is also registered, it carries 2% stamp duty (₹1,00,000 on ₹50 lakh) and a ₹20,000 fee.
Yes, only when a man sells to a woman: 6.6% stamp duty and 1.9% fee instead of 7% and 2%. That saves about ₹20,000 on a ₹40 lakh deal.
The Revenue Department's FAQ says there is no fee. A 2026 amendment adds ₹200 per petition, but only from a date the government notifies; no such notification was found up to 18 October 2026.
