Land in Masaurhi is handled by the Masaurhi circle (anchal) in Masaurhi sub-division. 14 revenue villages of Masaurhi block are in the Patliputra township special area (Notification 4655): buying and selling there is open again since 1 August 2026, but development and construction stay barred till 30 March 2027. Patna Master Plan 2031 takes in only 6 villages of Masaurhi block, and Masaurhi town is not one of the plan's urban bodies.
Take the mauza and thana number from the jamabandi and match it with the list below. If it is on the list, you can buy and sell, but you cannot build till 30 March 2027.
Only 6 Masaurhi villages are in the Patna Planning Area. If a seller says the plot is "in the Master Plan", ask which zone and check the PMP map yourself.
The township plan uses land pooling and other land-assembly methods. Keep khatiyan, jamabandi, rent receipt and mutation in your name — these count for pooling or compensation.
Most plots are cut from farmland. Make sure the plot has its own khesra and a recorded access road, not just a verbal "rasta milega".
